What a renovation
costs in Armadale

Armadale is tighter than its Stonnington neighbours — Victorian terraces and villas on narrower allotments, with heritage coverage across most of the older streets. The budgets are high but the sites are constrained, and constraint is what actually costs money.

What drives cost here

Narrow allotments

Terraces and semi-detached villas frequently have no way to get machinery to the rear. Materials go through the house, and that is measured in labour weeks rather than material cost.

Heritage across the older streets

Stonnington overlays are extensive here. Rear additions are usually achievable; anything that reads from the street is a harder conversation.

Party walls

Terraces share structure with neighbours. Protection works, dilapidation surveys and negotiated agreements are standard, and they precede any construction.

High land value pushes work upward

With limited room to extend outward, Armadale projects often go up. Second storeys carry both the structural premium and the heritage visibility problem.

Typical Armadale projects

ProjectWhy it costs what it doesRange
Rear extension to a Victorian terraceSmall in area, expensive in delivery. Access and party-wall protection carry much of the cost.$335k – $455k
Second storey behind a retained facadeStructural upgrade below plus heritage-sensitive design above.$535k – $725k
Whole-house renovationServices replacement through a constrained site with restricted access.$995k – $1345k
Bathroom onlyBelow our minimum — referred to a single trade.$30k – $55k
A note on premium suburbs. Building in Armadale does not cost more per square metre because of the postcode. It costs more because projects here are larger and specified to a higher finish — and finish level is the single biggest variable in any renovation budget. Our location adjustment reflects site constraints and labour rates, not what the street is worth.
Minimum project size. AE Index works on structural renovations and extensions from $150,000. Smaller jobs and single-trade work are referred on rather than quoted.

Common questions

Why does a small Armadale extension cost so much?

Because you are paying for delivery rather than floor area. Restricted access, party-wall protection and heritage approval are largely fixed costs that do not scale down with the size of the addition.

Do I need agreements with neighbours for a terrace extension?

If you share a party wall or work near the boundary, almost certainly. Protection work notices and dilapidation surveys are standard on terraces and far cheaper to arrange before work starts than to argue about afterwards.

Is Armadale more expensive than Malvern to renovate?

Per square metre, usually yes, despite Malvern houses often being grander. Armadale sites are more constrained, and site constraint drives construction cost more directly than house size does.

What is not included in these ranges?

Landscaping and external works, appliances, furniture and window furnishings, council planning application fees, driveway reinstatement, and anything found once walls are opened. Design fees, engineering, building surveyor, permit levy and energy assessment are included.

When you are ready to build

AE Index is not a building company. When a project is ready to be priced properly, we pass it to a builder from our verified network — who will walk the site, inspect what is under the floor, and put a fixed price in writing. We are paid a fee by them on work that proceeds, and you are under no obligation to use them.

  • Current domestic builder registration, confirmed with the Victorian Building Authority

AE Index publishes indicative cost data for Melbourne residential renovation. Estimates are budget-setting figures, not quotes, and assume a standard site with no undisclosed structural, drainage or contamination issues. Square-metre rates are drawn from the Archicentre Australia CostGuide 2026, an independently published Australian cost guide, and are GST inclusive. Site adjustments are AE Index's own and are labelled wherever they appear. AE Index refers projects to a builder from its verified network and receives a fee on work that proceeds.
