What drives cost here

Small cottages, tight sites

The classic Richmond block is narrow with no side access. Materials move through the house, and the labour cost of that dwarfs the square metres you are adding.

Former industrial land

Richmond was a manufacturing suburb. Pockets carry contamination history and fill of unknown quality. A soil report early costs a fraction of a mid-excavation discovery.

Richmond Hill topography

The land around the hill falls away sharply. Slope means deeper footings, retaining and engineered drainage before anything visible begins.

A note on premium suburbs. Building in Richmond does not cost more per square metre because of the postcode. It costs more because projects here are larger and specified to a higher finish — and finish level is the single biggest variable in any renovation budget. Is contamination a real risk in Richmond?

In the former industrial pockets, yes, and it is worth checking rather than assuming. A soil report early in the process costs far less than a discovery mid-excavation, and it lets a builder price the job properly instead of loading the quote with contingency.

Why does a small Richmond extension cost as much as a larger suburban one?

Access, heritage approval and party-wall protection are largely fixed costs. They do not scale down with the size of the addition, so a 35 square metre job carries much of the same overhead as a 50 square metre one elsewhere.

Can I put a second storey on a workers cottage?

Structurally usually yes, with enough work. Original cottage footings rarely carry a new floor without substantial upgrading, and that work sits under the floor where you will never see it. Get an engineer to look before you commit to a design.

What is not included in these ranges?

Landscaping and external works, appliances, furniture and window furnishings, council planning application fees, driveway reinstatement, and anything found once walls are opened. Design fees, engineering, building surveyor, permit levy and energy assessment are included.
