What drives cost here

Pre-1920 timber stock

Most of Northcote predates 1920. Restumping, rewiring and re-plumbing are not extras here, they are the norm — and they are work to the existing house, so they sit outside the square-metre rate entirely.

Heritage overlays

Darebin's overlays cover much of Westgarth, Croxton and the streets around Ruckers Hill. They rarely stop a rear extension, but they shape what happens to the street facade and add time to approval.

Narrow blocks, no side access

Single-fronted terraces and semi-detached weatherboards often have no way to get machinery to the rear. Materials go through the house or over the roof, and that is measured in weeks of labour.

Fall toward Merri Creek

Streets running east drop away sharply. A sloping block means deeper footings, retaining, and drainage design that a flat site never needs.

Common questions

Why are Northcote costs higher than the figures I see online?

Most published rates are national averages for a flat site with clear access and a house built after 1990. Northcote is none of those things. Inner-suburb labour rates, restricted access and pre-war building stock each add to the base rate, and they compound rather than add.

Does a heritage overlay stop me extending?

Rarely at the rear. Overlays are generally concerned with what is visible from the street, so single-storey rear additions are usually workable. A second storey visible from the footpath is a harder conversation. Check the planning overlay on your title before you brief a designer.

What is not in these numbers?

Landscaping and external works, appliances, furniture and window furnishings, council planning application fees, driveway reinstatement, and anything discovered once walls are opened. Design fees, engineering, the building surveyor, the permit levy and the energy assessment are included.

How accurate is an indicative range?

It is a budget-setting figure, not a quote. It assumes a standard site with no undisclosed structural, drainage or contamination issues. The range narrows considerably once drawings exist and someone has been under the house.

  • Domestic building insurance current and sighted
  • Two completed projects contacted directly — not supplied testimonials
  • Fixed-price contracts with a written variations policy
  • Re-checked annually, and removed from the network on any lapse

The sensible order is estimate first, referral second. Run the numbers, decide whether the project is viable, and only then talk to a builder.
