A grand Victorian or Edwardian has more of everything to restore — joinery, plaster, leadlight, slate. Restoration is skilled work and it is charged accordingly.
Land falling to the Yarra
Streets running north drop toward the river. Sloping sites mean deeper footings, retaining and drainage design that a flat block never needs.
High finish is the norm
The single biggest cost variable is specification, not postcode. Standard to high nearly doubles the square-metre rate, and Hawthorn projects rarely specify standard.
