Proximity to the bay drives material selection — marine-grade fixings, corrosion-resistant hardware, more robust external finishes. It is a specification premium, not a labour one, and it is real.

Very large blocks

Space to extend outward, excellent machinery access, and no access premium on most sites. Structurally among the easiest premium suburbs to build in.

Selective heritage coverage

Bayside protects defined precincts rather than the whole suburb. Plenty of Brighton sits outside any overlay, which shortens approval considerably.
